San Tan Valley Welcomes New Zoning Approval for Indoor Batting Cages Amid Community Concerns

In a notable shift from the usual requests to convert commercial land into residential spaces, San Tan Valley is set to witness the construction of indoor batting cages following a recent rezoning approval. The Board of Supervisors approved the rezoning of a General Rural area to Commercial (C-3/PAD), paving the way for this sports facility on a 2.65-acre land. This decision comes after two failed attempts at the Planning and Zoning Commission, which subsequently passed the review to the Board with no recommendation.

The move has sparked a mix of reactions from the surrounding community, with 21 comments from 11 households expressing opposition. Concerns raised include the potential loss of the rural setting, decline in property values, increased traffic, and the incompatibility of commercial development in the area.

With the approval of the zoning request, the door is now open for an array of potential commercial ventures on the newly rezoned land in San Tan Valley. This means if the developer decides against proceeding with the batting cages, the area could see a diverse range of businesses, from entertainment venues like bowling alleys and arcades to restaurants, to essential services such as childcare centers, assisted living facilities, and healthcare facilities.
